Canterbury building consent can feel like a mysterious process. In reality it is well-defined, and understanding the typical timeline helps you plan your Canterbury build or renovation accurately. Here is a step-by-step guide to the Canterbury building consent process from design through to Code Compliance Certificate.

Step one: pre-application design for your Canterbury build

Before applying for a Canterbury building consent, you need consented-quality plans and specifications. For a Canterbury new build, this typically means working with a designer or architect to produce detailed drawings, engineering calculations from a structural engineer, and an energy efficiency schedule. For a Canterbury renovation, the level of documentation required depends on the scope of work. This design phase typically takes four to twelve weeks depending on project complexity.

Step two: lodging your Canterbury building consent application

Canterbury building consent applications are submitted to the relevant Building Consent Authority. For most Canterbury projects, this will be Christchurch City Council, Selwyn District Council, or Waimakariri District Council. Applications can be lodged online. The Canterbury council has 20 working days to process the application from the date it is accepted as complete, though this clock can pause if the council requests further information.

Step three: processing and requests for information

During processing, Canterbury council building officers review the application for compliance with the Building Code and relevant standards. If additional information or clarification is needed, they will issue a request for information and the 20-day Canterbury processing clock pauses until a response is provided. Responding to requests for information promptly and thoroughly is the most effective way to speed up the Canterbury building consent process.

Step four: Canterbury building consent granted

Once approved, you will receive your Canterbury building consent documents including a set of stamped and approved plans and a building consent certificate. These must be held on site during construction. Canterbury building work must commence within 12 months of consent being granted, and inspections must be requested at defined stages throughout the build.

Step five: Canterbury council inspections during construction

Canterbury council inspectors visit the site at key stages of construction, typically at foundation, framing, pre-line before interior linings are installed, and final inspection. Your Canterbury builder will request these inspections and manage the schedule. Canterbury inspections must pass before work proceeds to the next stage, so scheduling them efficiently is important to keeping your Canterbury project on programme.

Step six: code compliance certificate for your Canterbury build

Once your Canterbury construction is complete and all inspections have passed, a Code Compliance Certificate application is submitted to council. The Canterbury council has 20 working days to issue the CCC. The Code Compliance Certificate is an important document confirming the work was completed in accordance with the Canterbury building consent. It is required when you sell or refinance. Do not skip this final step.
